3353ORDINANCE NO. 3353 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 73R-403 determining that a change or changes In the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundariesizones set aid itle le by -adopting maps howingsuchchange ochanges a sectional zonngmap or as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Portion 1. The East 129.50 feet of the West 427.12 feet of the Southeast quarter of the Southwest quarter of the Northeast quarter of Section 15, Township 4 South, Range 11 West, S. B. B. & M., as shown on a map re- corded in book 51, page 7 of Miscellaneous Maps, records of Orange County, California. Portion 2. The Southeast quarter of the Southwest quarter -of the Northeast quarter, of Section 15, in Township 4 South, Range 11 West, in the Rancho Los Coyotes, as shown on a map by Charles T. Healey made upon survey by him about 1870 for the Stearns Ranchos Company. EXCEPTING THEREFROM the West 427.12 feet thereof. 73-74-7 -1- now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in R-31 MULTIPLE -FAMILY RESIDENTIAL ZONE subject to the following conditions; 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to. commencement of structural framing. 3. That a 10 -foot slumpstone wall shall be construc- ted along the north and west property lines including the backs of carports as well as areas in between. 4. That all air conditioning facilities shall be properly shielded from view? and"the sound buffered from adja- cent properties. 5. That subject property shall be served by under- ground utilities. 6. That the owner(s) of subject property shall pay to the City of Anaheim the appropriate park and recreation in - lieu fees as determined to be appropriate by the CityCouncil, i said fees to be paid at the time the building permit s issued. 7. That drainage of subject property shall be dis- posed of in a manner that is satisfactory to the City Engineer. 8. That appropriate water assessment fees as deter- mined by the Director of Public Utilities shall be paid to the City of -Anaheim prior to the issuance of a building permit. 9. That Conditions 'sIos. 1, 2, 3, 41 5, 6, 7, and S. above mentioned, shall be complied with prior to final building and rezoning inspections. SECTIO14 2. The City Zoning r",ap shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clark shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force. -2- THE FOREGOING ORDINANCE is approved and signed by me this 17th day, of Seatember 19.74 - ATTEST: STATE OF CALIFOPTUA COUNTY OF ORANGE CITY OF ANAHEIM ss.
