3310ORDINANCE NO. 3310 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 73g.-273 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by -adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: All that certain land situated in the Rancho San Juan Cajon de Santa Ana, City of Anaheim, described as follows: That portion of the Southeast quarter of the North- west qua ter of Section 26, Township 4 South, Range 10 West, S. B. B. & M., described as follows: Commencing at the Southeast corner of the Northwest quarter of said Section 26; thence North 880 41' 15" West, along the South line of said -Northwest quarter, a distance of 660.26 feet; thence North 0° 011.47" East 715.38 feet to a point, said point being the true point of beginning; thence South 880 44' 01" East 20.00 feet; thence South 00 01' 47" West 44.00 feet; thence South 880 44' 01" East 280.07 feet; thence North 00 011 47" East 20.00 feet; thence South 880 44' 01" East 308.18 feet to the Southwesterly line of the land described in a deed to the State of California, filed March 12, 1952 as Document No. 25071 in the office of the Registrar of Titles of Orange County, California; thence North 390 30' 19" West along said Southwesterly line a distance of 702.34 feet; thence 72-73-54 -1- North 880 44' 01" West .161.07 feet to a line that bears North 00 01' 47" East from the true point of beginning; thence South 00 01' 47 West 508.02 feet to the true point of beginning. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in C-3, HEAVY COMMERCIAL ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accord- ance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 3. That the existing 5 1/2 -foot wall shall remain along the North property line, and a 6 -foot masonry wall shall be constructed along the South and West property. lines. 4. That all air conditioning facilities shall be proper- ly shielded from view, and the sound buffered from adjacent properties. 5. That any parking area lighting proposed shall be down -lighting, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 6. That subject property shall be served by. underground utilities. 7. That drainage of subject property shall be disposed of in a manner that is satisfactory to the City Engineer. B. That the final parking plan shall be approved by the Development Services Department, and any landscaped areas in the parking area shall be protected with 6 -inch high, concrete curbs, and concrete wheel stops shall beprovided for parking spaces -as required. 9. That subject property shall be developed substantially in conformance with plans and specifications approved by the Planning Commission and City Council and filed with Conditional Use Permit No. 1361. 10. That minimum 15 -gallon trees on 20 -foot centers shall be provided along the north and west boundary lines of the property. 11. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8, 9 and 10, above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. -2- SECTION 3. The City Clerk shall certify to the passage of this - Ordinance and shall cause the same to be printed once Within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
