Ali ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATIIIG TO ZONING.
TIIAT THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
WHEREAS, the City Council did adopt its Resolution
N0.7 -determining that a change or
changes in the zone or zones ereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF TIIE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Lots 32 and 33 of Tract No. 2537, as per map thereof
recorded in Book 75 pages 38 and 39 of Miscellaneous
Maps, records of Orange County, California.
now is R-1, SINGLE FAMILY RESIDENTIAL ZONE, and that it be
changed to and incorporated in C-1, GENERAL COMMERCIAL ZONE,
subject to the following conditions:
1. That a 6 -foot masonry wall shall be constructed
along the east property line and to -the rear of the required
3 -foot wide planter strip along Niobe Avenue; provided however,
that the wall shall be designed in such a way as to provide
corner cut-offs for adequate sight distance at the northeast
and northwest corners of the property.
2. That any parking area lighting proposed shall be
down -lighting of a maximum height of 6 feet, which lighting
shall be directed away from the property lines to protect the
residential integrity of the area.
3. That drainage of subject property shall be disposed
of in a manner that is satisfactory to the City Engineer.

4. That appropriate water assessment fees as determined
by the Director of Public Utilites shall -be paid to the City
of Anaheim prior to the issuance of a building permit.
5. That Conditions Nos. 4, 5 and 6F above-mentioned,
shall be complied with prior to final building and zoning
inspections.
6. That this reclassification is granted subject to the
provision that subject property shall- be used only for parking
facilities for the medical center immediately to the'south.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended., and the;property above-described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the
City Engineer is hereby directed to prepare a sectional zoning
map to be added to the City Zoning Map showing the changes
hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the .same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper -of general circulation, printed, published and
circulated in said City, and thirt (3.0) days from and after
its final passage it'shall take effect and be in full force.
THE FOREGOING ORDINANCE. is approved and signed by me
