AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 7QP_-7JR determining that a change
or cfianges in t5e zone or zones ereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps -showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Lot 1 of Tract No. 1940, in the City of Anaheim,
as shown on a map thereof recorded in Book 82,
pages 8, 9 and 10, Miscellaneous Maps, records
of said Orange County.
now is R-1, SINGLE-FAMILY RESIDENTIAL ZONE and that it be changed
to and incorporated in C-0, COMMERCIAL OFFICE ZONE, upon the
following conditions: .
1. That the size and location of access driveways to
Lincoln Avenue shall be approved by the State of California
Division of Highways and the City Engineer, prior
to issuance of a building permit.
2. That tree screen landscaping 20 -feet on center, shall
be installed and maintained adjacent to the required
walls along the west and south property lines of subject
property.
3. That trash storage areas shall be provided in accord-
ance with approved plans on file with the Office of
the Director of Public Works.

4. That fire hydrants shall be installed as required
and determined to be necessary by. the Chief of the
Fire .Department.
5. . That a 6 -foot masonry wall shall be constructed along
.the south and west property lines.
6. That all air conditioning facilities -shall-be properly
shielded from view,. and' the sound buffered from adjacent
residential homes.
7. . That any parking area lighting proposed shall be down -
lighting of a maximum height of 6 feet, which :lighting
shall be directed away from the property.lines. to
protect the residential integrity of the area.
8. That Conditions Nos. 1,..2, 3; 4, 5, 6, and 7, above-
mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2. -
.The City Zoning Map shall be, and the same is hereby,.
amended, and the property above described shall be excluded from
the zone in which itis now situated, and incorporated in and
made a part of the. zone or. zones as above set forth,, and said
City -Zoning Map as amended is hereby adopted and the City Engineer
is hereby.'directed to prepare a sectional -zoning map to be added
to the City Zoning Map showing the changes: hereby approved and
adopted.
SECTION 3.
The City Clerk shall..certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after .its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after ita final
passage .it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
