AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL -CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73R-4,7,7 and 74R-200 determining that_ a change or
change. zone or zones ereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which -conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL 1:
Beginning at the most Northerly corner of said lot
8;--thence-South 69° 55' 30". East 313.46 feet; thence
North 870 53' 20" East. -106.12 feet to a point distant
South 600 39' 30" West 23.09 feet from the most East-
erly corner -of -said Lot 8; thence .South 57* 11' 10"
West 140.71 feet; -thence South 300 00' 00" West 66.00
feet; ---thence South -150 00' 00" West 176.00 feet;
thence North 820t 09' 14" West 274.34 feet; thence
North 60 301.,33" East 361.67 feet to a point in the
Northerly -line of -said --Lot 8; . thence North 690 101. 30"
East 29.00 feet....to the point -of beginning.
now is R-A,;RESIDENTIAL AGRICULTURAL ZONE, and that it be
changed to and incorporated -in R -H 22,000, 1H±SIDENTIAL HILLSIDE,
LOW'DENSITY SINGLE FAMILY ZONE,.subject to the following
conditions:

l.- That all engineering requirements of the City of
Anaheim such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be
complied with. as required by the City Engineer and in accordance
with. standard plans and specifications on file in the office of
the City Engineer, .at the time 'the property is developed.
2. That the owner(s) of subject property shall install
street lighting on all- streets within the area as required by the
Director of Public Utilities. at the time the property is
developed.
3. That .electrical utilities shall be placed under-
ground and dedicated to the City of Anaheim in accordance with .the
requirements -of the Director of Public Utilities..
4. That drainage of said property shall be disposed of
in a manner satisfactory to the City Engineer. That necessary
right-of-way for off-site. drainage .facilities be dedicated to the
City., or that all property owners involved have executed written
right-of-way dedication to the City, or that the City Council will
have initiated condemnation proceedings for the acquisition of the
required drainage .right-of-way, .the cost of which shall- be borne
by the developer. The required drainage .facilities shall be of a
size .and type sufficient ,to carry runoff waters originating from
higher properties south of Santa Ana Canyon Road through .said
Property to ultimate disposal -as approved by. the City Engineer.
Said drainage'facilities shall be the first.iteni of construction
when the property is developed and shall be constructed and shall
be functional throughout -that :portion of the property being devel-
oped and from the downstream boundary of the property to the point
of ultimate point of disposal prior to -the issuance of any final
building inspection or occupancy permits., Drainage district reim-
bursement agreements may be made available -to the developers of
said property upon their request.
S. That floor plans and elevations for the proposed
houses shall be submitted to and approved by the City Council
prior to the issuanceof a building permit.
6. That Conditions Nos.- 1,.2, 3, 4, and 5, above
mentioned,.shall be complied with prior to.final building and
zoning inspections.
SECTION 2,
The City Zoning Map shall be, and the same is hereby
amended,,and the property above :described shall be excluded from
the zone .in which it is now.situated,.and incorporated in and
made a part .of the zone .or zones -as above .set forth,. and said
City Zoning Map as amended is. hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changeshereby approved and
adopted.

SE'CTION 3.
The City Clerk - shall certify to .the passage 'of this
Ordinance and shall cause the'same to be printed once within
fifteen (15) days after its adoption,.in the Anaheim Bulletin,
a newspaper of general circulation, ,printed, published and circu-
lated in said City, and thirty (30) days from and after its
final passage it shall take effect :and be 'in full force.
THE FOREGOING ORDINANCE is approved and signed by me
