4423ORDINANCE NO. 4423 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT- ING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 74R-115, 74R-235, 75R-328 and 76R-473 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the bound- aries of the zones set forth in said Title 18 by adopting a sec- tional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Tract Map 11347 as shown in Book 509, Pages 1 - 5, of Miscellaneous Maps on file in the office of the recorder of Orange County, Calif., be changed to "RM -2400" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 3. That subject property shall be served by underground utilities. 4. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 73-74-36(5) 5. That the owner(s) of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council and/or sell to the City of Anaheim the park property at the prices and under the terms stipulated to by the developer at the Council meeting of May 14, 1974, said fees to be paid or park land to be acquired at the request of the City Council or within two years of the issuance of a building permit. 6. That all private streets shall be developed in accordance with the City of Anaheim's standards for private streets. 7. That the center median in Romneya Drive shall be landscaped in conformance with a landscaping plan approved by the Superintendent of Parkway Maintenance. 8. That a median, to City of Anaheim standards, shall be installed on Euclid Street from the Riverside Freeway to a point not less than 100 feet south of Medical Center Drive prior to completion of the second phase of the project. 9. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2 and Revision No. 1 of Exhibit Nos. 3, 4, 5 and 6, provided, however, that the proposed multiple family apartments be deleted and replaced with condominium or PRD residential development with a density not to exceed 11.3 dwelling units per acre. 10. That traffic signals be installed at the proposed intersection of La Palma Avenue and extension of Romneya Drive, as approved by the City Engineer, and that the signals shall be installed during the first phase of construction and that the cost of signal installation shall be equally shared by the developer and the City of Anaheim. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. CERTIFICATION The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fif- teen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circula- ted in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force. -2- THE FOREGOING ORDINANCE is approved and adopted by the City Council of the City of Anaheim this 26th day of April, 1983.
