AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC83-78 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a sec-
tional zoning map or maps showing such change or changes as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
THAT PORTION OF THE WEST 152.5 FEET OF THE EAST HALF OF
THE WEST HALF OF THE SOUTHEAST QUARTER OF THE SOUTHWEST
QUARTER OF SECTION 14, TOWNSHIP 4 SOUTH, RANGE 11 WEST
OF RANCHOS LOS COYOTES IN THE CITY OF ANAHEIM AS SAID
SECTION IS SHOWN ON A MAP RECORDED IN BOOK 51, PAGE 11
OF MISCELLANEOUS MAPS, IN THE OFFICE OF THE COUNTY
RECORDER OF SAID COUNTY. LYING SOUTHERLY OF THE
SOUTHERLY LINE OF LOTS 23 AND 24 OF TRACT 2839 AS PER
MAP RECORDED IN BOOK 85, PAGES 9 TO 15 INCLUSIVE OF
MISCELLANEOUS MAPS, IN THE OFFICE OF THE COUNTY
RECORDER OF SAID COUNTY,
be changed to "CL" COMMERCIAL, LIMITED ZONE, subject to the following
conditions:
` 1. That sidewalks shall be installed along Ball Road as
required by the City Engineer and in accordance with standard plans
and specifications on file in the Office of the City Engineer.

2. That street lighting facilities along Ball Road shall be
installed as required by the Utilities General Manager in accordance
with specifications on file in the Office of Utilities General
Manager, and that security in the form of a bond, certificate of
deposit, letter of credit, or cash, in an amount and form satisfac-
tory to the City of Anaheim, shall be posted with the City to guaran-
tee the satisfactory completion of the above-mentioned improvements.
Said security shall be posted with the City of Anaheim prior to issu-
ance of building permits. The above -required improvements shall be
installed prior to building occupancy.
3. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
4. That prior to issuance of a building permit, the appro-
priate traffic signal assessment fee shall be paid to the City of
Anaheim in an amount as determined by the City Council for new
commercial buildings.
5. That trash storage areas shall be provided in accordance
with approved plans on file with the Street Maintenance and
Sanitation Division.
6. That prior to issuance of a building permit, appropriate
water assessment fees shall be paid to the City of Anaheim, in an
amount as determined by the Office of the Utilities General
Manager.
7. That prior to issuance of a building permit, the design
of the driveway approach shall be submitted to the the City
Traffic Engineer for review and approval.
8. That completion of these reclassification proceedings is
contingent upon the granting of Variance No. 3327.
9. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit Nos. 1 and 2; provided, however that:
(a) Any proposed parking area lighting fixtures shall
be down -lighted with a maximum height of 12 feet
(said lighting fixtures shall be directed away from
adjacent property lines to protect the residential
integrity of the area; and
(b) An eight
measured
shall be
line.
(8) foot high concrete block wall, as
from the highest finished adjacent grade,
constructed along the northerly property
10. That prior to issuance of a building permit, Condition
No. 2, above-mentioned shall be complied with.
11. That prior to final building and zoning inspections,
Condition Nos. 1, 3, 5 and 9, above-mentioned, shall be complied
with.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
„., the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer is
hereby directed to prepare a sectional zoning map to be added to
the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fif-
teen (15) days after its adoption in the Anaheim Bulletin, a news-
paper of general circulation, printed, published and circulated in
said City, and thirty (30) days from and after its final passage,
it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 16th day of August, 1983.
