3562ORDINANCE NO. 3562 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 72R-22 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planninq Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: That portion of Lot 13 of the Miles Rancho, in the City of Anaheim, County of Orange, as per map recorded in book 4, page 7 of Miscellaneous Maps, in the office of the County Recorder of said County, together with that portion of Spadra Road, vacated by order of the Board of Supervisors of said County, a copy of which was recorded May 16, 1917, in book 11, page 176 of Deed, described as follows: Parcel 2, as shown on a parcel map filed in book 52, page 41 of Parcel maps in the office of the County Recorder of Orange County. now is "RS -43,000" P.ESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "CL" C011,1ERCIAL, LIMITED ZONE sub- ject to the following conditions: 1. That the sidewalks shall be installed along Harbor Boule- vard as required by the City Engineer and in accordance with stand- ard plans and specifications on file in the Office of the City Engineer. -1- ATT Y-2 S 71-72-24(1) 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 4. That a six-foot masonry wall shall -be constructed along the north property line, 5. That all air conditioning facilities shall be properly shielded from view and the sound buffered from adjacent residential property. 6. That any parking area lighting proposed shall be down - lighting of a maximum height of six feet, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 7. That subject property shall be served by underground utilities. 8. That a parcel map to record the approved division of sub- ject property be submitted to and approved by the City of Anaheim and then be recorded in the Office of the Orange County Recorder. 9. That street lighting facilities along Harbor Boulevard shall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of the above _men- tioned requirements. 10. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1 and 2. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said Citv Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
