3545ORDINANCE NO. 3545 AN ORDINANCE OF THE CITY OF ANAKFIt4 AMEND- ING TITLE 18 OF THE ANAHEIM MUIJICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 64R-200, as amended determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. Now, THEREFORE, THE CITY COUNCIL OF THE CITY OF A14AHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: The Westerly 90 feet of Lot 1 of Tract No. 796, in the City of Anaheim, as ;ger map -recorded in book 24, page 28, Miscellaneous I=laps, in the office of the county recorder of said county. PARCEL 2: That portion of Lot 1 in Block "A" of Tract No. 796, in the City of Anaheim, as per neap recorded in book 24, page 28, T-iscellaneous Maps, in the office of the county recorder of said county, lying Northerly of the Westerly prolongation of the Southerly line of Lot 1 of said Tract No. 796. now is "RS -A-43,000" PE SIDl]'NTIlaL/AGRICULT U.1cZAL ZONE and that it be changed to and incorporated. in "RI --1200" RESIDEINTIAL, 21"ULTIPLIL]- FA .IL1' ZONE subject to the following conditions: 1. That the owners of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 2. That a nodified cul-de-sac shall be constructed at the terminus of Conley Avenue which shall be subject to approval of the City Engineer; and that said cul-de-sac shall be provided by the owners of the Property located east of the terminus of Conley Avenue. 5. That plans for the development of any Portion of sub- ject Property shall be submitted to the Development Review Board; and provided that -any. plans for any portion of the property in Portion "A" shall cori1ply with all provisions of the "RM -1200" RESIDENTIAL, i�i'ULTIPLE-FAMILY ZONE; and, provided further, that plans for Portion "B" shall conform to all provisions of the "CL" COMMERCIAL, LIMITED ZONE. 6. That any buildings presently located on subject property shall be removed prior to the development of the property for "CL" and "RM -1200" uses, respectively. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning leap, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty ( 30 ) clays from and after its final passage, it shall take effect and be in full force.
