AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 75R-629 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
The Nast 73 feet of the West 130 feet of the North
half of the Northeast quarter of the Northeast quar-
ter of the Southwest quarter of Sectio,: 1,', in Town-
ship 4 South, range 11 a°siest, in the Rancho Los Coyotes,
in the City of Anaheim, County of Orange State of Cali-
fornia, as shown on a xrap thereof recorded in Boo]. 51,
Page 11, et seq., Miscellaneous Maps, records of sai,.
Orange County, lying North of -tthe lana conveyed to the
Orange County Flood Control District by deed recorded
March 5, 1.059 in Book 4616, Page 499, Official Records.

1. That trash storage areas shall be provided in accordance
witZ approved plana or, file with the office of the Director of
Public uJorks.
2. That fire hydrants shall be installer} and crzarged as
required and deterrained to be necessary by -the Chief of the Fire
Department prior to cormuencement of structural fra.aing.

3. That subject property shall be served by unelert, round
utilities.
4. That a six-foot masonry wall shall be construct -ed along
the west Property line.
5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. That the owner(s) of subject property shall pay to the
City of Anaheim. the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees to
be Paid at the tii-i'Le the building permit is issued.

7. That appropriate water assessment fees, as deterrL-,ined
by the Director of Public Utilities, shall be Paid to the City of
Anaheim prior to the issuance of a building Permit.

The City Zoning iklap shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incornorated in and made
a part of the zone or zones as above set forth, and said City
Zoning flap, as amended, is hereby adopted and the City Engineer
is hereby directed to Prepare a sectional zoning map to be added
to the City Zoning ldap showing the chancres hereby aT-,prove--'7 and
adopted.

The City Clerk shall certify to the passage of this
Ordinance and shall cause C -ie same to be printed once within
fifteen (15) days after its adoption in the Anaheiro, 3ullettin,
a newspaper of general circulation, printed, published and cir-
