3500ORDINANCE NO. 3500 AN ORDINANCE OF THE CITY OF ANAHF111 AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No- 7�R_�7g determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: That portion of Lot 1 of Tract No. 6646, as shown on a Map recorded in book 249, pages 38 and 39 of Miscellaneous Maps, records of Orange County, California, described as follows: Parcel 1, as shown on a map filed in book 27, page 32 of Parcel Maps in the office of the County Recorder of said Orange County. now is "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE, and that it be changed to and incorporated in the "CL" COMMERCIAL, LIMITED ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That only one driveway shall be allowed to State College Boulevard for the subject property; said driveway to be aligned with Almont Avenue on the east side of State College Boulevard, as approved by the City Engineer. -1- ATTY-28 74-75-34 3. That subject property shall be served by under- ground utilities. 4. That a six-foot masonry wall shall be constructed along the west property line; provided, however, if such a wall presently exists along said property line on the adjacent property, an additional wall shall not be required. 5. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 6. That all air-conditioning facilities shall be properly shielded from view and the sound buffered from adjacent properties. 7. That subject propertyshallbe developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1 and 2. 8. That Conditions 1, 2, 3, 4, 5, 6 and 7, above- mentioned., shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fif- teen (15) days after its adoption in the Anaheim Bulletin, a news- paper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
