3494ORDINANCE NO. 3494 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 73R-523 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: The north 69.00 feet of the south 608.00 feet of the west 147.00 feet of the southwest quarter of Section 8, Township 4 South, Range 10 West, San Bernardino Base and Meridian, in the Rancho Los Coyotes, County of Orange, State of California. now is "RS -A-43,00.0." RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE, subject to the following conditions: 1. That the sidewalks shall be installed along Brookhurst Street as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 2. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 3. That fire hydrants as required and determined to be Fire Department. -1- ATTY-28 shall be installed and charged necessary by the Chief of the 73-74-9(4) 4. That a six-foot masonry wall shall be constructed along all boundaries separating "CL" and "RS -7200" properties 5. That all air conditioning facilities shall be properly shielded from view and the sound buffered from adjacent properties. 6. That any parking area lighting proposed shall be down -lighting of a maximum height of six feet, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 7. That the final parking plan shall be approved by the Development Services Department, and any landscaped areas in the parking area shall be protected with six-inch high concrete curbs, and concrete wheel stops shall be provided for parking spaces. $. That drainage of subject property shall be disposed of in a manner that is satisfactory to the City Engineer. 9. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7 and 8, above-mentioned, shall be complied with prior,to the final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be 'printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
