3483ORDINANCE NO. 3483 AN ORDINANCE OF THE CITY OF ANAgrIll AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 7 R_4i0 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Certain real property situated in the City of Anaheim, County of Orange, State of California, described as the North 174.00 feet of the South 228.00 feet of the East 5 acres of the South half of the Southeast quarter of the Southwest quarter of Section 13, in Township 4 South Range 11 West, in the Rancho Los Coyotes, as said section is shown on a map thereof recorded in book 51, page 11, Miscellaneous Maps, records of said Orange County. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be changed to and incorporated in "CL" COMIERCIAL, LIMITED ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works, as stipulated to by the petitioner. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. -1- 74-75-6 ATTY-28 3. That all air-conditioning facilities shall be properly shielded from view and the sound buffered from adjacent properties. 4. That subject property shall be served by underground utilities. 5. That a six-foot masonry wall shall be constructed along the north and west property lines. 6. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 7. That the final parking plan shall be approved by the Development Services Department, and any landscaped areas in the parking areas shall be protected with six-inch high concrete curbs, and concrete wheel stops shall be provided for parking spaces. 8. That appropriate water assessment fees as determined by the Director of Public Utilities shall be paid to the City of Anaheim prior to the issuance of a building permit. 9. That subject property shall be developed substan- tially in accordance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1 and 2. 10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7, 8, and 9, above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (3.0) days from and after its final passage it shall take effect and be in full force.
