3464ORDINANCE NO. 3464 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City. Council did, by resolution, determine that certain areas in the City should be approved for development as a planned community in accordance with the provisions of Chapter 18.57 of the Anaheim Municipal Code; and WHEREAS, the City Council did, after duly noticed hearings and receipt of the report and recommendations of the City Planning Commission in conjunction with the approval for development as a planned community, determine the change of zones of properties within such planned community should be made in accordance with the approved "zoning plan or element" of the planned community; and WHEREAS, all conditions which are required by the provisions of Chapter 18.57 of the Anaheim Municipal Code together with the additional conditions of the City Council's resolution approving a planned community have been.complied with; and WHEREAS, the property hereinafter described together with the zoning designated for such property is in accordance with the "zoning plan or element" duly adopted in conjunction with the approval of the planned community development. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: All that certain land situated in the State of California, County of Orange, City of Anaheim, described as follows: That portion of Sections 7 and 18 in Township 4 South, Range 8 West in the Rancho Santiago De Santa Ana, being also a portion of the land allotted to Paula Peralta De Dominguez, as described in the Final Decree of Partition of said Rancho which was entered September 12, 1868 in book "B" at page 410 of Judgements of the District Court of the 17th Judicial District in and for Los Angeles County, California, described as follows: -1 71-72-44(1+) Beginning at the most Westerly corner of the land described in the deed to Hallcraft Homes, recorded October 31, 1972 in book 10403, page 909 of Official Records of Orange County; thence along the Northerly lines of the land of Hallcraft North 580 44' 00" East, 157.71 feet to a tangent curve concave Southeasterly and having a radius of 1,000.00 feet; thence Northeasterly along said curve through a central angle of 170 391 40" an arc distance of 308.25 feet; thence tangent North 760 23' 40" East 49.04 feet to an angle point in the land described in the deed to Woodbine Corpor- ation recorded October 27, 1972 in book 10397, page 868 of Official Records of Orange County; thence along the lines of the land of Woodbine North 130 36t 20" West, 280.00 feet; thence South 760 23' 40" West, 297.90 feet; thence South 580 44' 00" West 277.92 feet to an angle point in said land of Woodbine; thence continuing South 580 441 00" West 31.00 feet to a line which bears North 310 16' 00" West from the point of beginning; thence South 310 16' 00" East, 295.17 feet to the point of beginning. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be changed to and incorporated in "CL -HS" COMMERCIAL, LIMITED - HILLSIDE ZONE. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fif- teen (15) days after its adoption in the Anaheim Bulletin, a news- paper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
