AN ORDINANCE OF THE CITY OF ANATiFIM AMEND-
ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 71R-80 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
The West 150.00 feet of the East 898.00 feet of
the North half of the Northeast quarter of the
Northeast quarter of Section 13, Township 4
South, Range 11 West, in the Rancho Los Coyotes,
City of Anaheim, County of Orange, State of
California, as per map recorded in Book 51, page
11 of Miscellaneous Maps, in the Office of the
County Recorder of said County.
Except that portion thereof lying northerly of
the southerly line of the 70.00 foot strip of
land described in the Final Order of Condemna-
tion filed in connection with Case No. 73187 in
the Superior Court of the State of California,
in and for the County of Orange, a copy of said
Final Order was recorded September 12, 1958, in
Book 4414, page 337 of Official Records.
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that
it be changed to and incorporated in "RM -1200" RESIDENTIAL,
�-- MULTIPLE -FAMILY ZONE, subject to the following conditions:

1. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of
the Director of Public Works.
2. That fire hydrants shall be installed as
required and determined to be necessary by the Chief of the
Fire Department.
3. That all air conditioning facilities shall be
properly shielded from view and the sound buffered from
adjacent properties.
4. That subject property shall be served by under-
ground utilities.
5. That the owners of subject property shall pay
to the City of Anaheim the appropriate park and recreation in -
lieu fees as determined to be appropriate by the City Council,
said fees to be paid at the time the building permit is issued.
6. That a 5 -foot chain link fence be provided along
the south side of the Orange County Flood Control Channel
subject to the approval of the Orange County Flood Control
District.
7. That Conditions Nos. 1, 21 3, 4 and 6, above-
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
this 13th day of March, 1975.
