A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT A
CHANGE. OF ZONE IS NECESSARY IN CERTAIN AREAS
OF THE CITY, AND THAT ARTICLE IX, CHAPTER 2
OF THE MUNICIPAL CODE SHOULD I3E 4:JENDEf")
TO ACCOMPLISH SAID CHANdE OF ZONE.
WIIHEAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution
recommending denial of a change in the boundaries of the zone
or zones hereinafter mentioned and described, after having fixed
a time and place for the holding of a. public hearing thereon
in the manner and as prescribed in Article IX, Chapter 2 of the
Anaheim Municipal Code, and after havino duly held and conducted
such public hearing to consider said proposed change of zone or
zones, and after having received evidence and reports from
7Dersons interested therein; and
WHEREAS, within a period of forty (41) days following
the bearing thereon, the Planning Commission did duly announce
by formal resolution its findings of facts and declare its
opinions and reasons for recommending that said proposed change
in the boundaries of the zone or zones hereinafter mentioned
and described be denied; and
1 ,4HEREAS, upon receipt of the report and recommendation.

fix the 31st day of 1950, as the time and the Council Chamber
in the City Hall Of the City of Anaheim. as the place for a public
bearing upon said proposed change .of zone, and did give notice
thereof In the manner and as provided in said Article IX, Chapter
2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
bear Inc. the City Council did duly hold and conduct such public
hear ino and did give all persons interested therein an opportunity
t.o be heard and did receive evidence and reports, and did there-
upon consider the recommendations of the City Planning Commission,
and did adopt Resolution No. ()V!P finding and determinino that a.
chance of zone was necessary, which resolution was later rescinded
and said bearing continued to a later date for reconsideration of
said request for a change of zone; and
WHEREAS, the City Council does find and determine that
the property and area proposed t.o be changed from the zone in which
it is now situated to a different zone, as hereinafter set forth,
is more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop-
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.

NOW, THEREFORE, BE IT RESOLVED h the City Council
of the City of Anaheim that all of the property and area
situated in tbe City of Anahe im, County of Orange, State of
California, described as follows, to wit:
1. That the owner subject property dPPd to the
City of Anaheim a strip of land 53 feet in width from
the center line of the street, along 3311 Road, and
a strip of land 53 feet in widtb, from the center
line of the street, along i'lagnolia Avenue, for street
widening purposes.
2. (a) That all engineering requireiDents of the City
oC Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work be complied with as
required by the City Engineer and in accordance
with standard plans end specifications on file
in thP office of the City Engineer; and (b) that
a bond in an amount and form satisfactory to the
City of Anaheim be posted with the City to guar-
antee the installation of said ennineerino
requirements.
PARCEL 1: The Northerly 132.13 feat of the
Easterly 11.15 feet of the Northeast quarter
of the \iortheast quarter of the Northeast
quarter of Section 24, in Township South,
-Zange 11 West, in the City of Anaheim, as
shown on a map thereof recorded in booh 51,
pa2e 11, Miscellaneous Maps, records of said
Orange County;

located on the Northeast quarter of the North-
east quarter of the Northeast quarter of said
Section 2]!, as referred to in the deed from
Louis et al, recorded September 2(, 1?23,

Orance County;
be chanced from R-A, RESIDENTTAL-AGRICULTURAL ZONE to C-3,
HEAVY-COMMERCIAL ZONE, uoon the following conditions:
That the owner of subject property pay to the City
of Anaheim the sum of $2.00 per front foot, along
both 7)al1 Road and Magnolia Avenue, for street
lichtinn purooses.
That subject property he developed in accordance
with the plans presented to the City Council and
on file with the City of Anaheim.
5. That the owner of subject property place of record
standard City of Anaheim Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the uses of the property to a service
station or any C-1 nses.

and be is hereby authorized and directed to prepare and submit
to the City Council an amendment to Article IX, Chapter 2 of
the Anaheim Municipal Code to amend said Anaheim Municipal
Code to accomplish the object herein found and determined to
be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved
by me this 7th day of June, 1960.

That all of the above conditions, with the excep-
tion of Conditions Nos. 2(a) and 6, be complied
with within a Period of 90 days from date heroof,
or such further time as the City Council may grant.
