RESOLUTION GRANTING VARIANGE
2HEREAS, James Campe, as olier of certain real property
situated at 309 East Valencia Avenue, in the City of Inaheim,
County of Orange, tate of California, described as Lot 4, Block 3,
J. Lloyd oore Subdivision, har filed with the City Plannin Com—
mission of the City of naheim, a etition requesting that a
variance be granted permitting the construction of a duplex dwelling
at the rear of the present dwelling located at 846 South Philadelphi
Street; and
HEREAS, the City Council finds fromconsideration and
investigation of the facts and the report and recommendation of
the City Planning Commission that:
(1) Special circumstances and exceptional conditions do
exist as to the above described real property that co not apply
generally tothe property or classes of uses in the same zone or
district;
(2) That a variance is necessary for the preservation and
enjoyment of a substantial property TiEht of said petitioner;
(3) That the granting of such conditional variance will not
be detrimental to the pub ic welfare or injurious to the property
or improvements in the district wherein said croperty is located,
provided the condition ereinafter 2c-A forth are complied with:

CITY CF that a conditional variance be, and the same is
hereby granted. to James Campe whereby he may construct a duplex
dwelling at the rear of the present dwelling, upon the following
conditions:
1. That said business shall be operated in accordance with
all ra of the State of California and Ordinances and Reulations
of the City of Anaheim.

3. That the maintenance and o of said duplex dwell-
ing shall comply vdth all reQuirements ,:f‘ the Chief of the Fire
DePartment of the City of Anaheim a to safety and fire nrevention.
4. That tie City Council hereby reserves the right to revok
said variance oermit for good cause.
