RESOLUTION GRANTING A 7ARIANCE
WHEREAS, Delmar Pebley and 'Tin. Tflabley, as owners of
certain real eroerty situated at 314 East South "treet, City
of Anaheim, County of Orene, State of California, described

Lot P 24, South Street TrePt, have filed with the City Planning.
Com'cAssion of the City of Anaheim, a Petition recuestiri& that a
variance be grented permitti n the construction of a Trielex,
also a 5-c.r rare with Duolex eove; and
WHER:AS, the City Council finds froL consideration and
investition 3f tie fects a the report of the City Planning
Commission and recommendation thereof that:
(1) Soecial circumstances and exceptional conditions do
exist as to tbe above described real praeerty that do not anoly
rianerally tothe nroTerty Or classes of uses in the same zone or
district;
(2) That a variance is necessary for the preEervation anc3
enjoyment of v. subtantial property ri0 of said. netitioners;
(3) That the ,erenting of such conditional variance will no
be detrimental to the nublic welfare or injurious to the 7ropert
or imoroveisents in the district wherein said proPerty is located,
provided the conditions hereinafter set forth are complied with:
NOW, THEREF0R7, ".EE IT REOLVED TY THE CITY COUNclIL OF THT,
CITY OF ANkHEIK, that a conditional variance 'oe, and the sfrle is
hereby 'ranted to Delmar Pebley and Nina ?ebley to construct a
Triplex, also s 5-car ara:.e with Duplex above, said Triplex
consisting of three 2-bedroom units, and said duplex consistinp;
of two one-bedroom units, said buildings to be of stucco finish,
unon the following conditions:
1. That said applicants maintain and operate said Triplex
and ,Duplex in such e, manner as to comply with all reouirements

safety and fire prevention.
