A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2426.
WHEREAS, after a request for variance by WOODMJu~
FARMING COMPANY, Owner; JOHN F. HANSCOM, Agent, was received,
a public hearing before the Planning Commission of the City of
Anaheim was held upon due and proper notice as a result of
which Variance No. 2426 was denied in whole, covering the
following described property:
All that certain land situated in the State of Cali-
fornia, County of Orange, City of Anaheim, described
as follows:
That portion of the Southwest quarter of the Northeast
quarter of Section 2l, Township 4 South, Range 10 West
in the Rancho San Juan Cajon De Santa Ana, as per map
recorded in Book 51, page lO of Miscellaneous Maps, in
the Office of the County Recorder of said County, des-
cribed as follows:
Beginning at the intersection of the centerline of
Cerritos Avenue with a line parallel with and Easterly
70.00 feet from the West line of said Southwest quarter;
thence North 00 09' 34" West 13s8.12 feet along said
parallel line to the Southwest corner of Lot 136 in
Tract No. 1981, as per map recorded in Book 67, page
26 to 29 inclusive of said Miscellaneous Maps, thence
along the boundary of said tract following courses;
North 890 50' 26" East 90.00 feet, South 00 09' 34" East
25.49 feet, North 890 44' 44" East 902.52 feet, North
00 IS' 16" West 22.00 feet and North 890 44' 44" East
256.00 feet to the center line of Walnut Street; thence
South 00 IS' 16" East 1360.27 feet along said center line
to said center line of Cerritos Avenue; thence North 890
59' 18" West 1250.59 feet to the point of beginning.
WHEREAS, thereafter, within the time prescribed by law
an interested party or the City Council on its own motion caused
the review of said Planning Commission action at a public hearing
noticed and held as prescribed by law and as a result thereof
the City Council does hereby make the following findings:
1. That there are special circumstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variance be, and
the same is hereby granted permitting the establishment of a
s52-unit statutory condominium complex on the property herein-
before described with waivers of the following sections of the
Anaheim Municipal Code:

That said variance be granted subject to the following conditions:
1. That this variance is granted subject to the completion
of Reclassification No. 72-73-10.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim marked Exhibits Nos. l, 2,
3, 4 and S.
BE IT FURTHER RESOLVED that the City Co.uncil hereby
reserves the right to revoke such variance permit for good
cause or failure of said owner, his heirs, successors or assigns
to comply with the Anaheim Municipal Code and regulations and
the conditions herein. Said variance is granted for the term
prescribed by the Anaheim Municipal Code Q~less otherwise speci-
fied herein.
