A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2394.
WHEREAS, after a request for variance by CHEROKEE MOBILE
GARDENS, owner; ELIZABETH and LIGGETT LANCASTER, agents, was
received, a public hearing before the Planning Commission of the
City of Anaheim was held upon due and proper notice as a result
of which Variance No. 2394 was granted in whole or in part,
covering the following described property:
That portion of the north half of the southeast
quarter of the northeast quarter of Section l4,
Township 4 South, Range II West, S.B.B. & M.; in
the Rancho Los Coyotes, as shown on a map recorded
in Book 5l, page II of Miscellaneous Maps, records
of Orange County, California, which is located south-
easterly of that certain strip of land 73 feet in
width, described in deed to Orange County Flood Con-
trol District, recorded May 28, 1960, in Book 5258,
page 560 of Official Records.
Excepting therefrom the easterly 40 feet lying within
Beach Blvd.
WHEREAS, thereafter, within the time prescribed by
law an interested party or the City Council on its own motion
caused the review of said Planning Commission at a public hearing
noticed and held as prescribed by law and as a result thereof the
City Council does hereby make the following findings:
l. That there are special circumstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(l) above, strict application of the zoning code
deprives the property or privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variance be, and
the same is hereby granted, permitting the sales, service, lease
and storage of recreational vehicles and use of a mobilehome as
a office on the property hereinbefore described with waivers
of the following sections of the Anaheim Municipal Code:

That said variance be granted subject to the following conditions
and further subject to the stipulation by the petitioner that
the mobilehome sales office would be used for the sale of motor-
homes and recreational vehicles only, and for no other commercial
purpose.
l. That this Variance is granted subject to the com-
pletion of Reclassification No. 72-73-9, now pending.
2. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibit No.1, provided, however, that
a landscape plan indicating the office landscaping, front setback
landscaping, display area landscaping and the storage area
screen landscaping be submitted to and approved by the Development
Services Department prior to final building and zoning inspections.
3. That there be no servicing of recreational vehicles
proposed for sale, lease, or storage on the property as stipulated
to by the petitioner.
4. That the mobilehome office contain wood or simulated
wood siding and that dense landscaping be provided around the
office as stipulated to by the petitioner.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good cause
or failure of said owner, its successors or assigns, to comply
with the Anaheim Municipal Code and regulations and the conditions
herein. Said variance is granted for the te~l prescribed by the
Anaheim Municipal Code unless otherwise specified herein.
