A RESOLUTION OF TEE CITY COUNCIL OF 'llHE CrI'Y
OF ANAHEIM GPJU~TING VARIANCE NO. 2529.
vVREFEAS, after a request for variance by Charles E.
and Phyllis J. Eichler, owners, was received, a public hear-.
ing before the Planning Commission of the City of Anaheim was
held upon due and proper notice as a result of which Variance
No. 2529 was granted, covering the following described
property:
PARCEL 1:
The West 110.00 feet of the East 260.00 feet of the
West 390.00 feet of the North half of the Northeast
quarter of the Northeast quarter of the Southwest
quarter of Section 14 in Township 4 South, Range 11
West, in the Rancho Los Coyotes, in the City of
Anaheim, as shown on a map thereof recorded in book
51, page 7, ~1iscellaneous Maps, records of said Orange
County.
PARCEL 2:
A well and pumping plant located on the Easterly 110
feet of the West 240 feet of the North half of the
Northeast quarter of the Northeast quarter of the
Southwest quarter of Section 14, Township 4 South,
Range 11 West, S.B.B. & M.
EXCEPT that portion thereof described in the deed to
the Orange County Flood Control District, recorded
February 5, 1959, in book 4576, page 151, Official
Records.
~'JHEREAS, thereafter, wi thin the time prescribed by
law an interested party or the City Council on its own motion
caused the review of said Planning Co~~ission action at a
public hearing noticed and held as prescribed by law and as a
result thereof the City Council does hereby make the following
findings:
1. That there are special circQmstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(I) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.

NOW, ThEREFORE, BE IT P$SOLVED by the City Council
of the City of Anaheim, that a conditional zoning variance be,
and the same is hereby granted to establish a 15-unit aparbnent
complex on the aforedescribed property ltlith a \vaiver of the
following section of the Anaheim Hunicipal Code:

l8.28.050(5-b) - MaximQm permitted height (one story
permitted; two stories proposed).

That said variance be granted, subject to the following conditions:
1. That this Variance is granted subject to the com-
pletion of Reclassification No. 73-74-3 now pending.
2. That subject property shall be developed
substantially in conformance with plans and specifications on file
with the City of Anaheim, marked Exhibit No. I, Revision No.1,
and Exhibit Nos. 2 and 3.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good cause
or failure of said o~mers, their heirs, successors or assigns to
comply with the Anaheim Municipal Code and regulations and the
conditions herein. Said variance is granted for the term
prescribed by the Anaheim Municipal Code unless otherwise
specified herein.
