TZHzBAS, after a request for variance by Lowell W.
Hauck, owner, was received, a public hearing before the Plan-
ning CorimUssion of the City of Anaheim was held upon due and
proper notice, a result of which Variance 1.,To. 2791 was granted
in part covering the following described property:
The land referred to is situated in -the State of
California, County of Orangef City. of Anaheim and
is described as follows:
Lot 34 of Tract No. 2537, as shown on a Map recorded
in book 75, pages 38 and 3.0 of miscellaneous Maps,
records of Orange County, California.

,NHEPXAS., thereafter, within the time prescribed by
law, an interested party or the City Councils on its own motion,
caused the review of said Planning Corvaission action at a public
hearingr noticed and held as Prescribed by law andr as a result
thereof, the City Council does hereby make the following findings:
1. That there are special circumstances applicable to the
property including size,,sha7,oer topography, location or surround-
ings which do not apply to other property under identical zoning
classification in the vicinity.
2. That, because of special circumstances shown in (1)
above, strict,apblication of the zoning code deprives the property
of privileges enjoyed by other property under iaent zoning
classification in t:qe vicinity.
NOW, THIEREFORE, BE ITRESOLVED by the City Council Of
the City of Anaheimr that a conditional zoning variance be, and
the same is herebyr granted in Part perTwitting a cot -inercial Office
on the property hereinbefore described with waivers of the follow-
ing section of the Anaheim Municipal Code;

(10 feet required; 0 feet
and 6 feet existing)
That said variance be granted subject to the following conditions;
1. That this Variance is granted subject to the completion
of Reclassification No. 75-76-24, now pending.
2. ThatsubjJect property shall be developed substantially
in accordance with plans and specifications on 'Lila in -Eae Cilt-y-of

os marked Exhibit 3,10s. I and 2.
That Condition No. 1, above mentioned, shall be com.plied
with prior to the commencement of the activity author-Lizec-L -mnder -Iis
resolution, or prior to the time that Cie building permit is issued,
or within a Deriod of one year from date hereof, whichever occurs
first, or such further time as the Planning Commission an(fl/o.r City-,
Council may grant.
4. That Condition No. 2, above mentioned, shall be"c0rtmplied

with prior to final building and zoning inspections.
Bl]; IT FURTHER, RESOLVED that the City Council hereby re-
serves the right to revoke such variance permit for ' good cause or
failure of the owners of said properties, their heirs, successors
or assigns to comply with the Anaheim Municipal Code and regulations
and the conditions herein. Said variance is granted for the iLerm
prescribed by the Anaheim Piunicipal Code unless'othen,,ise specified
herein.
