A RESOLUTION OF THE CITY COMNICIL OF THE CITY
OF ANAHEIM GPANTING VARIAOTCE ND. 2793.
WHEREAS, after a request for variance by the City of
Anaheim was received, a public hearing before the Planning Comamis-
sion of the City of Anaheim was held upon due and proper notice,
a result of which Variance No. 2793 was granted covering the fol-
lowing described property:
Lot Nos. 16 and 17 of Tract No. 3343r in -Lie City 0� -
Anaheim, as shown in Book 102, Pages 47 and 48, blis-
cellaneous Maps, Records of orange County.
1ZHIEREAS, thereafter, within the time prescribed by law,
an interested party or the City Council or, its own m�otion caused
the review of said Planning Commission action at a Public hearing

noticed and held as Drescribed by law and, as a result- thereof,
Che Cit v Council does herebv imake the following findings:
1. That there are s-ecial circimistances a-_)-r-licable to &-e
property including size, shape, topography, location or surround-�-
ings, which do not apply to other propertV under identical zoning
classification in the vicinity.
2. That, because of special circumastances shown in (10
above, strict aDD-1-ication of the zoning code deprives the pro :sere t -y
of privileges enjoyed by other property under identical zoning

classification in the Vcinitv.

the City of 2�maheim that a conditional zoning variance be grante(�

property with a waiver of the following section of the Ana7_h_ei-.,-_1
Municipal Code:
SEC'11IO-Iti- 18.34.020 - PermiCted; Uses . (Office uses not
permitted in Rl-�-1200 zone)

That this variance is granted to permit the existing
cormercial office uses {"In: ori -nation zaesearch" at 2119' West Ball
Road; "Robert W. Har -din" at 2127 West- all load; and "'Cott-er In-
stitute of hypnosis" at 2131-A West Eal-1- Road) tea continue on t:ie
subjec-IC property; provided, ho�,,cever, that when the 'present otf:'Lce
use of the -property ceases, the woplIcable units shall revert to
residential usage and t2iis variance shall then become null and
void on the affected portion of the property, unless otherwise
approved by the Planning Commission or �itjv('Iouncil.

serves the right- to revoke such variance permit for good cause or
failure of the owners of said properties, their heirs, successors
or assigns to commply with the Anaheiri.i Municipal Code and reg: la -ions
