3211ORDINANCE NO. 3211 ` AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 1977, 7191, and 69R-384 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: The Northwest Quarter of the Southwest Quarter of Section 24, Township 4 South, Range 10 West, in the Rancho San Juan Cajon de Santa Ana, in the City of Anaheim, County of Orange, State of California, as said section is shown on a map recorded in Book 51, page 10 of Miscellaneous Maps, in the Office of the County Recorder of said County. EXCEPT the East 10.00 feet thereof. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in M-1, LIGHT INDUSTRIAL ZONE, subject to the follow- ing conditions: 1. That a building setback line be established on each side of Winston Road, and on the north side of Cerritos Avenue, and that said setback line be established 50 feet from the centerline of said streets. (At the time the property is developed) 2. That said setback area be landscaped by the property owner from the setback line to the curb until such time as street widening and sidewalks are required. (At the time the property is developed) -1- 56-57-76(5) 3. That the owners of subject property deed to the City of Anaheim the following land for street widening purposes; A strip of land 45 feet in width from the centerline of Ball Road, measured at right angles from said centerline (30 feet existent): A strip of land 53 feet in width from the centerline along State College Boulevard measured at right angles from said centerline (30 feet existing on most of the land, 50 feet existing on some portions thereof); A strip of land 32 feet in width from the centerline along each side of Winston Road, measured at right angles from said centerline (20 feet existing on the north side and variable dedication from 20 feet to full dedication existing on the south sine of Winston Road); A strip of land 45 feet in width from the centerline along Cerritos Avenue, measured at right angles from said center- line (full dedication existing on a portion of the land and 20 feet existing on a portion). 4. That all engineering requirements of the City of Anaheim such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the Office of the City Engineer, and that said engineering requirements and imorove-- ments shall be installed at the time the property is developed. 5. That the owners of subject property shall pay to the City of Anaheim the sure of $2.00 per front foot for street lighting purposes at the time the property is developed, or shall install street lights as required and approved by the Utilities Director of the City of Anaheim, at the time subject property is developed. SECTION 2. The City Zoning Man shall be, and the sate is hereby amended, and the property above described shall be excluded from the zone in which it is now situated., and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Man showing the cha.nr` s hereby app}roved and. adopted. S1':'CTION 3.
