3173ORDINANCE NO. 3173 Ali ORDINANCE OF THE CITY OF ANAHEIM AMEND- I11G TITLE 18 OF THE ANAIIEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND TIIAT WHEREAS, the City Council did adopt its Resolution No. 73R-101 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF TIIE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Beginning at a point in the westerly line of said lot, said point being distant along said westerly line Southerly, 38.57 feet from the northerly terminus of that certain course having a length of 1715.93 feet on the map of Tract No. 4643 recorded in Book 195, pages 35, 36 and 37 of Miscellaneous Maps in said office, said point also being the westerly terminus of the certain course having the bearing of N 730 29' 33" E in Parcel 2 of the State Highway Relinquishment No. 637 recorded in Book 8943, pages 261 and 262 of Official Records in said office; thence along the northerly line of said Parcel 2, N 73° 29' 33" E, 405.90 feet; thence leav- ing said northerly line N 430 59' 29" W, 10.86 feet; thence N 46° 58' 05" W, 255.88 feet to the northerly line of said lot; thence Westerly, Southwesterly and Southerly along the boundaries of said lot to the point of beginning. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in C-1, GENERAL COMMERCIAL ZONE, upon the following conditions: -1- 72-73-32 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works, 2. That fire hydrants shall be installed and charged �- as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 3. That all air conditioning facilities shall be properly shielded from view, and the sound buffered from adja- cent properties. 4. That subject property shall be served by under- ground utilities. 5. That drainage of subject property shall be dis- posed of in a manner that is satisfactory to the City Engineer and the'Orange County Flood Control District. 6. That appropriate water assessment fees as deter- mined by the Director of Public Utilities shall be paid to the City of Anaheim prior to the issuance of a building permit. 7. That subject property shall be developed substan- tially in conformance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1 and 2 provided, however, that access to Tustin and Riverdale Avenues shall be approved by the City Engineer. 8. That mentioned, shall be zoning inspections. SECTION 2. Conditions Nos. 1, 3, 4, 5 and 7, above complied with prior to final building and The City Zoning Map shall be, and the sane is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
