3142ORDINANCE N0. 3142 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution P1o. 72R-263 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the Citv Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changinq the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Beginning at a point on the South line of the South- west quarter of the Southwest quarter of Section 8, Township 4 South, Range 10 West, San Bernardino Base and Meridian, in the City of Anaheim, at a point 392 feet West of the Southeast corner of the Southwest quarter of the Southwest quarter of said section, and running thence West 168 feet along the said South line; thence North parallel to the East line of said Southwest quarter of the Southwest quarter, 654 feet; thence East parallel to the South line of said Southwest quarter of the South- west quarter, 168 feet; thence South parallel to the East line of the said Southwest quarter of the Southwest quarter, 654 feet to the point of beginning. EXCEPTING THEREFRO14 the South 40 feet thereof included within Lincoln Avenue. now is 'R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in C-1, GENERAL COMMERCIAL ZONE, subject to the following conditions: -1- 71-72-51 1. That the sidewalks and driveways shall be installed along Lincoln Avenue as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 4. That all air conditioning facilities shall be properly shielded from view and the sound buffered from adjacent properties. 5. That any parking area lighting proposed shall be down- lighting.of a maximum height of 8 feet within 120 feet of the surrounding R-1 property, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 6. That subject property shall be served by underground utilities. 7. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 8. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1, 2 and 3. 9. That Conditions Nos. 1, 2, 3, 4, 5, 6, 7 and 8, above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
