3106ORDINANCE NO. 3106 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 72R-205 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the Citv Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SF.CTTnN 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Lot 2 of Tract 2176 as shown in Book 59, pages 34 and 35 of Miscellaneous Paps in the Office of the Recorder of Orange County, California. now is R-1, SINGLE-FTMILY RESIDENTIAL ZONE, and that it be changed to and incorporated in C-1, GENERAL COM1,1ERCIAL ZONE, upon the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That a 6 -foot masonry wall shall be constructed along the north property line and to the rear of the required 3 -foot planting strip separating the parking area from Varna Street. 3. That all air conditioning facilities shall be properly shielded from view, and the sound buffered from adja- cent residences. -1- 71-72-43 4. That any parking area lighting proposed shall be down -lighting of a maximum height of 8 feet, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 5. That subject property shall be served by under- ground utilities. 6. That the sidewalks shall be installed along Varna Street as required by the City Engineer and in accord- ance with standard plans and specifications on file in the office of the City Engineer. 7. That subject property shall be developed sub- stantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1 and 2. SECTION 2. The City Zoning Hap shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Hap showing the changes hereby approved and adopted. SECTION 3. The City Cleric shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
