3788ORDINANCE NO. 3788 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM 14UNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 2900 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: Parcels 1 and 2, in the City of Anaheim, County of Orange, State of California as shown on a map filed in book 35, page 41 of Parcel Maps, re- corded in Orange County, California. PARCEL 2: Parcels 1 and 4 thru 10 inclusive in the City of Anaheim, County of Orange, State of Califor- nia as shown on a map filed in book 18, page 30 of Parcel Maps, recorded in Orange County, California. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE, subject to the following conditions: 1. That all plans and specifications for buildings to be erected on the property shall be subject to approval of an Archi- tectural Committee consisting of the following: -1- 54-55-40 (a) One representative of the owners, their heirs or assigns. (b) One representative of the City appointed by the City Council. (c) An architect or designer designated by the Owner or Purchaser. This Committee shall review the plans and specifications for structural requirements, architectural design, building loca- tions, parking facilities and other matters included within the deed restrictions, and one set of plans shall be signed by each of the Architectural Committee and filed with the Building Inspector of the City of Anaheim. 2. That all buildings with 9,000 square feet or over under one roof shall be masonry or similar fire resistant materials. All other buildings shall comply with Fire Zone No. 2 requirements. 3. That the architectural design must be such that the build- ings will retain a definite character in keeping with each other. 4. That no building shall be used for residential purposes unless rezoned. 5. That no wall or fence shall enclose any portion of the customer parking area to the exclusion of adjacent parking areas. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
