3683ORDINANCE NO. 3683 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 77R-146 and -77R -i.47 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: - SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Lot 2 of Tract 1098, in the City of Anaheim, County of Orange, State of California, as per map recorded in Book 39, Pages 1 and 2 of Miscellaneous Maps, in the Office of the County Recorder of said county. Lot 67 in Tract 1098, as per map recorded in Book 39, Pages 1 and 2 of Miscellaneous Maps, in the office of the County Recorder of said county. now is "RS -7200" RESIDENTIAL, SINGLE-FAMILY ZONE, and that it be changed to and incorporated in "RM -2400" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to the following conditions: 76-77-30 76-77-31 -1- 1. That sidewalks shall be installed along Knott Street as required by the City Engineer and in accordance with standard plans and specifications on file in the Office of the City Engineer. 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 3. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 4. That subject property shall be served by under- ground utilities. 5. That a 6 -foot high masonry wall shall be constructed along the north, east, and south property lines. 6. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 7. That the owner of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. S. That sound attenuation measures adjacent to Knott Street shall be provided in accordance with Council Policy No. 5142, unless otherwise waived by the City Council. 9. That subject property shall be developed precisely in accordance with plans and specifications on file with the City of Anaheim marked Revision No. 1 of Exhibits Nos. 1 through 3. Prior to the introduction of an ordinance rezoning subject property, Conditions Nos. 2 and 3, above-mentioned, shall be completed. The provisions or rights granted by this resolution shall become null and void by action of the City Council unless said conditions are complied with within one year from the date hereof, or such further time as the City Council may brant. 10. That Conditions Nos. 1, 2, 33 45 51 6, 73 35 and 9, above-mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning; Map shall be, and the same is hereby amended and the property above-described shall be excluded from -- the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Eap, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. -2- SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
