2723ORDINANCE N0. 2723 AN ORDINANCE OF THE CITY OF ANAHEIM A14END- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution 140. 69R-159 _ _ determining that a change or changes in t e zone or zones hereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1. All that portion of the Northwest quarter of the Southwest quarter of Section 7, Township 4 South, Range 9 West, in the Rancho San Juan Cajon de Santa Ana, City of Anaheim, County of Orange, State of California, as shown on a map thereof recorded in Book 51, page 10, Miscellaneous Maps of Orange County, California, described as follows: Commencing at the intersection of the centerlines of Rio Vista Street and Anaheim -Olive Road, now known as Lincoln Avenue, as said streets are shown on a Map of Survey recorded in Book 21, page 45 of Record of Surveys, in the Office of the County Recorder of said Orange County, and running thence South 00 19' - 30" West, along the West line of the Northwest quarter of the Southwest quarter of said Section 7, 268.17 feet to the South line of said Northwest quarter of the Southwest quarter; thence North 89° 57' 45" East, along said South line, 45 feet to the true point of beginning; thence continue along said South line, 147.36 feet; thence North 00 19' 30" East, 50.00 feet; thence South 890 57' 45" West, 147.36 feet; thence South 00 19' 30" West, 50.00 feet to the true point of beginning. -1- 68-69-72 PARCEL 2. All that portion of the Northwest quarter of the South- west quarter of Section 7, Township 4 South, Range 9 West, in the Rancho San Juan Cajon de Santa Ana, City of Anaheim, County of Orange, State of California, as shown on a map thereof recorded in Book 51, page 10 of Miscellaneous Maps, records of said Orange County, des- cribed as follows: Commencing at the intersection of the center lines of Rio Vista Street and Anaheim -Olive Road, now known as Lincoln Avenue, as said streets are shown on a map of survey recorded in Book 21, page 45 of Record of Sur- veys in the Office of the County Recorder of said Orange County, and running thence South 00 19' 30" West along the West line of the Northwest quarter of the Southwest quarter of said Section 7, 268.17 feet to the South line of said Northwest quarter of the Southwest quarter; thence North 890 57' 45" East, along said South line, 192.36 feet to the true point of beginning of the land herein described; running thence North 890 56' 45" East along said South line 140 feet; thence North 00 19' 30" East to an intersection with a line parallel with and 53 Southwesterly of said center line of Lincoln Avenue; thence North 780 55' 30" West, along said parallel line to an intersection with the East line of the land described in the Lease to Socony Mobil Oil Company, Inc. recorded August 6, 1962 in Book 6206, page 311, Official Records; thence South 0° 19' 30" West, along said East line and the Southerly extension thereof, to the true point of beginning. PARCEL 3. All that portion of the Northwest quarter of the South- west quarter of Section 7, Township 4 South, Range 9 West, in the Rancho San Juan Cajon de Santa Ana, City of Anaheim, County of Orange, State of California, as shown on a map thereof recorded in Book 51, page 10 Miscellaneous Maps, of Orange County, California, des- cribed as follows: Commencing at the intersection of the centerlines of Rio Vista Street and Anaheim -Olive Road, now known as Lincoln Avenue, as said streets are shown on a Map of Survey recorded in Book 21, page 45 of Record of Sur- veys, in the Office of the County Recorder of said Orange County, and running thence South 0° 19' 30" West along the West line of the Northwest quarter of the Southwest quarter of said Section 7, 268.17 feet to the South line of said Northwest quarter of the Southwest quarter; thence North 890 57' 45" East, along said South line, 332.36 feet to the true point of be- ginning of the land herein described; and running thence North 890 57' 45" East, along said South line, 80 feet; thence North 00 19' 30" East to an intersection with a line parallel with and 53 feet Southwesterly from said centerline of Lincoln Avenue; thence North 780 55' 30" West, along said parallel line to a point which bears North 00 19' 30" East from the true point of beginning; thence South 00 19' 30" West to the true point of beginning. -2- PARCEL 4. All that portion of the Northwest quarter of the South- west quarter of Section 7, Township 4 South, Range 9 West in the Rancho San Juan Cajon de Santa Ana, City of Anaheim, County of Orange, State of California, as shown on a map thereof recorded in Book 51, page 10 Miscellaneous Maps of Orange County, California, located southerly of a line parallel to and 53.00 feet South of the centerline of Lincoln Avenue, excepting the West 412.36 feet thereof. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in C-1, GENERAL COMMERCIAL ZONE upon the following conditions; 1. That a parcel map to record the approved division of subject property shall be submitted to the City of Anaheim for approval, and then recorded in the. Office of the Orange County Recorder, prior to final building and zoning inspections. 2. That an 8 -foot masonry wall shall be constructed along the south property line of Parcels 2 and 3, prior to final building and zoning inspections. 3. That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final building and zoning inspections. 4. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department, said fire hydrants to be installed prior to final building and zoning inspections. 5. That all air-conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent residential homes, prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and -3- circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
