AN ORDINANCE OF THE CITY OF ANAHEIM Al -ENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING
TO ZONING.
THE CITY COUNCIL OF THE CI'T'Y OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution(s)
No (s) . 64R-456 and 69R-113 _determin.l na that a change or
changes in ttie zone or zones herei-nafter mentioned and described
should be made as hereinafter set forth, after duly noticed hear--
ings and receipt of the report and recommendation of the City
Planning Commission; and
WHEREAS, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1�
That Title 18 of the Anaheim Municipal Code relating
to zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
The West 100.00 feet of the east 424.00 feet
of the north 288.00 feet of the northwest
quarter of the northwest quarter of the northeast
quarter of Section 13, Township 4 South, Range
11 West, in the Rancho Los Coyotes, City of
Anaheim, County of Orange, State of California,
as per map recorded in Book 51, Page 11 of
Miscellaneous Maps, in the Office of the County
Recorder of said county.
EXCEPT the north 66.00 feet thereof, as granted
to the State of California for highway purposes,
by deed recorded July 11, 1959, in Book 3969,
Page 167 of Official Records.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be
changed to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL
ZONE, upon the following conditions:
1. That trash storage areas shall be provided
in accordance with approved plans on file
in the Office of the Director of Public
Works and Superintendent of Streets, prior
to final building inspection.
2. That alterations to the existing buildings
for commercial use shall be subject to the
issuance of building permits and/or Building
Department inspection.
3. That all new construction on subject property
shall be subject to approval of the Development
Review Board prior to the issuance of a build-
ing permit, to insure compatibility with the
abutting residential uses.
4. That a 6 -foot masonry wall shall be constructed
along the south property line, prior to
final building inspection.
5. That provision shall be made for an access -
way 21 feet in width, with a 14 -foot vertical
clearance into the rear portion of subject
property, when the rear property is developed
to its highest and best use, if determined
to be necessary by the Director of Public
Works.

SECTION 2,
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within.
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
