3009ORDINANCE NO., 3009 AN ORDINANCE OF THE CITY OF A14AHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 71R-84 determining that a change or changes in the zone or zonesereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: The Northwest quarter of the Northeast quarter of the Northeast quarter of Section 24, Township 4 South, Range 11 West, in the Ranco Los Coyotes, City of Anaheim, County of Orange, State of California, as per map recorded in book 51, page 11 of Miscellaneous maps, in the office of the County Recorder of said County. EXCEPT the East 396.00 feet thereof. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in R-3, MULTIPLE-FA14ILY RESIDENTIAL ZONE, subject to the following conditions: 1. That street lighting facilities along Ball Road sizall be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of the above mentioned requirements. -1- 70-71-29 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15� per front foot along Ball Road for tree planting purposes. 3. That sidewalks shall be installed along Ball Road as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer. 4. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 5. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 6. That all air conditioning facilities shall be properly shielded from view and the sound buffered from adjacent properties. 7. That subject property shall be served by underground utilities. a. That a 6 -foot masonry wall shall be constructed along the east, west, and south property lines. 9. That drainage from subject property shall be disposed of in a manner satisfactory to the City Engineer. 10. That the owner of subject property shall nay to the City of Anaheim the appropriate parr, and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 11. That, in lieu of a standard cul-de-sac being constructed on subject property, a modified cul-de-sac shall be constructed within the existing right of way of Sherrill Street as approved by the City Engineer. 12. That Conditions Nos. 4, 5, 6, 7, S and 9, above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning 14ap shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Hap as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force. -2 THE FOREGOING ORDINANCE is approved and signed ny me this lst day of February , 19 72.
