AN ORDINANCE OF THE CITY OF AI1AHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF A14XILIM DOES FII4D
THAT:
WHEREAS, the City Council did adopt its Resolution
No.70 _ - determining that a change
or c anges in the zone or zoneeinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL 1:
Lot 15 of the Golden State Tract No. 2, as per map
thereof recorded in book 4, page 58 of Miscellaneous
Maps, Records of said Orange County.
now is the R -A, AGRICULTURAL ZONE, and that it be changed to
and incorporated in the R-3, 114ULTIPLE-FAIVIILY RESIDENTIAL ZONE,
subject to the following conditions:
1. That vehicular access rights, except at approved access
points, to State College Boulevard and Romneya Drive
shall be dedicated to the City of Anaheim, prior to the
issuance of a building permit.
2. That trash storage areas shall be provided in accord-
ance with approved plans on file with the office of
the Director of Public Works.
3. That fire hydrants shall be installed as required by
the Chief of the Fire Department.

4. That a 6 -foot masonry wall shall be constructed along
the north and west property lines.
5. That subject property shall be served by underground
utilities.
6. That a modified cul-de-sac shall be provided at
Arbutus and Briarvale Avenues subject to the approval
of the City Engineer.
7. That the owner of subject property shall pay to the
City of Anaheim the appropriate park and recreation
in -lieu fees as determined to be appropriate by the
City Council, said fees to be paid at the time the
building permit is issued.
8. That drainage of subject property shall be disposed
of in a manner that is satisfactory to the City
Engineer.
9. That all air-conditioning facilities shall be properly
shielded from view.
10. That Conditions Nos. 1, 2, 3, 4, 5, 6, 8 and 9, above
mentioned, stall be complied with prior to final
building and zoning inspections.
SECTION 2.
The City Zoning Tviap shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning :Asap showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to ue printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, publisiled and circu-
lated in said City, and thirty (33) days from and after its final
passage it shall take effect and be in full force.
THE FOREGOING ORLINAlgCE is approved and signed by me
