AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 70R-420 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of a parcel of land labeled Rosa Yorba
113 acres, on a map showing partition of the M. Yorba
Estates, recorded in book 1, page 27, of Record of
Surveys in the office of the County Recorder of said
Orange County, described as follows:
Beginning at a point on the Northerly extension of the
Westerly line of said Rosa Yorba Parcel West 30 feet
from the Northwest corner of Block B of Yorba, as shown
on a map thereof recorded in book 31, page 59, Miscel-
laneous Records of Los Angeles County, California; thence
South 820 16' 20" East 718.19 feet along the Northerly
line of Block B; thence South 30 41' 57" West 1065.95
feet to the true point of beginning; thence South 30 41'
57" West 360 feet; thence North 82° 16' 20" West, 609.55
feet to said Westerly line of the Rosa Yorba parcel;
thence North 00 36' 50" West, 362.86 feet along said
Westerly line to a point 1074.83 feet Southerly from the
point hereinbefore described as West 30 feet from the
Northwest corner of Block B of Yorba; thence South 820
16' 20" East, 636.98 feet to the point of beginning.
EXCEPTING THEREFROM that portion thereof described as
follows:

as follows:
Beginning at the Northwest corner of the land described
in the deed to Henry M. Coats, et ux., recorded January 13,
1947 in Book 146.8, page 323, Official Records; thence
South 82° 16' 20" East, along the North line of the land
to Coats, 636.98 feet of the Northeast corner thereof;
thence South 3° 41` 57" West along the Easterly line of
said land to Coats, 163.66 feet; to the Southeasterly
corner of the land described in the deed to Severiano G.
Jimenez and wife, recorded July 2, 1959 in book 4782,
page 333, Official Records; thence along the Southerly
line of said land of Jimenez and its Westerly prolongation
North 820 16' 20" West, 604.54 feet to the Westerly line
of the land of Coats; thence North 0° 36' 50" West along
said Westerly line, 165.00 feet to the point of beginning.
now is COUNTY OF ORANGE M-1, 10,000, LIGHT INDUSTRIAL DISTRICT
and CITY OF ANAHEIM R -A, AGRICULTURAL ZONE, and that it be changed
to and incorporated in CITY OF ANAHEIM, M-1, LIGHT INDUSTRIAL ZONE,
upon the following conditions:
1. That all engineering requirements of the City of
Anaheim, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
appurtenant work shall be complied with as required
by the City Engineer, and in accordance with standard
plans and specifications on file in the office of the
City Engineer, at the time the property is developed.
2. That the owner of subject properties shall install
street lighting on all streets within the area, as
required by the Director of Public Utilities and in
accordance with standard plans and specifications on
file in the office of the Director of Public Utilities,
at the time the property is developed.
3. That plans for the development of subject property
shall be submitted to and approved by the Develop-
ment Review Committee of the Development Services
Department, on the basis of compatibility of
development, both structurally and architecturally.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
