AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 71R-356 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after dulv
noticed hearings and receipt of the report and recommendation
of the Citv Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Parcel 1:
That portion of Lots 2 and 3 in Block 23 of the Golden
State Tract, in the City of Anaheim, as shown on a map
thereof recorded in book 4, pages 66 and 67, Miscellaneous
Maps, records of Orange County, described as follows:
Beginning at a point on the Northerly line of said Lot 2,
which said point is 401.10 feet Westerly from the North-
easterly corner of said Lot 2, thence Southerly, parallel
with the Easterly line of Lot 2, 1244.68 feet; thence at
right angles Westerly 337.70 feet to a point on the South-
westerly line of Lot 3 of said Block 23; thence Northwest-
erly, along said Southwesterly line, 174.90 feet to a
point in the Easterly line of land described in deed to
George P. Yoakam recorded August 30, 1906 in book 138,
page 135, of Deeds; thence Northerly, parallel to the
Easterly line of said Lot 3 and along the said Easterly
line of Yoakam, 1141.90 feet to a point on the Northerly
line of said Lot 3; thence Easterly along said Northerly
line 476.50 feet to the point of beginning.
EXCEPT THEREFROM any portion of said land lying Northerly
of the Southerly line of Frontera Street as described in
the Deed to the State of California recorded March 26,
1963 in book 6480, page 466, Official Records.

Parcel 2:
That portion of Lot 3, Block 23 of the. Golden State Tract,
in the City of Anaheim, County of Orange, State of Cali-
fornia, as shown on the map recorded in book 4, pages 66
and 67, of Miscellaneous Maps, records of said Orange
County, lying Southerly of the Westerly prolongation of
the line described as "North 810 48' 04 East 660 ft.",
on a map of Tract #7185 as recorded in book 268, pages
49 and 50, of Miscellaneous Maps, records of said Orange
County.
Note: Said land is described on the County: Tax Assessment
Roll for the fiscal year 1969-70 as A.P. No. 74-173--13;
CA 1-039.
now is R-A(O.), AGRICULTURAL (Oil Production) ZONE, and that it
be changed to and incorporated in R-3, MULTIPLE FAMILY RESIDEN-
TIAL ZONE, upon the following conditions:
1. That trash storage areas shall be provided in
accordance with .approved plans on file with the office of the
Director of Public Works.
2. That fire hydrants shall be installed as required
and determined to. be necessary by the Chief of the Fire Depart-
ment.
3. That a 6 -foot masonry wall shall be constructed
along the west property lune.
4. That all air-conditioning facilities shall be
properly shielded from view and the sound buffered from adjacent
properties.
11 5. That subject property shall be served with under-
ground utilities.
6. That the owners of subject property shall pay to
the City of Anaheim the appropriate park and recreation in -lieu
fees as determined to be appropriate by the City Council, said
fees -to be paid at the time the. building permit is issued.
7. That drainage of subject property shall bedis-
posed of in a manner that is satisfactory to the. City Engineer.
This may include obtaining a drainage easement over the property
to the west of subject property to take the drainage to Park
Vista Street..
8. That the owner of subject property shall pay to
Reichert & Son as reimbursement for offsite drainage facilities
in Park Vista Street and installed by Reichert & Son, a sum to
be computed as the same ratio to the total construction cost as
the area of subject property is to the total area to be served
by said drainage facility. The owner may not proceed with his
development until he has furnished the City Engineer a receipt
from Reichert & Son as evidence that said payment has been made.
Said receipt shall be furnished to the City Attorney prior to
issuance of a building permit..
9. That Conditions Nos. 1, 2, 3, 4, 5 and 7, above
mentioned, shall be complied with prior to final building and
zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which :it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the. City Engineer
is hereby. directed to.prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is amproved and signed by me
