2949ORDINANCE NO. 2949 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 70R-1 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements are made as conditions precedent to the making of a change or changes in said zone or zones, which conditions have been complied with. NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEI:V1 DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: "Ali of that area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Tract No. 6978 as recorded July 8, 1971 in Book No. 281, pages 49 and 50 of Miscellaneous zaps of Orange County, California. now is COUNTY A-1, AGRICULTURAL ZONE, and that it be changed to and incorporated in CITY OF ANAHEIM, R-2-5,000, SINGLE-FAMILY RESIDENTIAL ZONE upon the following conditions: 1. That trash storage areas shall be provided in accord- ance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 3. That a 6 -foot masonry wall shall be constructed along the north and west property lines. 4. That subject property shall be served by underground utilities. 5. That all air conditioning facilities shall be properly shielded from view. 6. That any parking area lighting proposed adjacent to the residential subdivision shall be dawn -lighting a maximum height of 6 feet, which lighting shall be 69-70-8 directed away from the property lines to protect the residential integrity of the area. 7. That the owner(s) of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 8. That Conditions Nos. 1, 2, 3, 4, 5, 6 and 7, above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Man as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning leap showing the changes hereby approved and adopted. SECTION 3. The City Clerk. shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circu- lated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
