AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FII4D
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 69R-659 determining that a change
or changes in the zone or zonesTiereinafter mentioned and
described should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:

The Northerly 249 feet of the easterly 270 feet of the
Northerly 78 feet of the following described property:
The north 165 feet of the South 285 feet of the South
1/2 of the East 1/2 of the Northeast 1/4 of the North-
west 1/4 of Section 14, Township 4 South, Range 11 West,
in the Ranchos Los Coyotes, as shown on a map thereof
recorded in Book 51, page 7 of "aiscellaneous Maps. re-
cords of said County.
The South 120.00 feet of the Last half of the 4ortheast
quarter of the Northwest quarter of Section 14, Township

now is R---2-1, AGRI CULTU Ri%L ZONE', and that it be changed to and incorpora-
ted in R-3, �IULIIPLE-FAMILY RESIOENTIZ�L ZM-,E, subject to the following
conditions:
1. That the sidewalks and driveways shall be installed along
Western fivenue as required by the City Engineer and in accordance
with standard plans and specifications on file in the Office of the
City Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director of Public
Works.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department.
4. That a parcel map to record the approved division of
subject property be submitted to and approved by the City of Anaheim
and then be recorded in the office of the Orange County Recorder.
5. That subject property shall be served by underground
utilities.
6. That drainage of subject property shall be disposed of in
a manner that is satisfactory to the City Engineer.
7. That a mutual private ingress and egress easement shall
be recorded to provide Portion "A access to the driveway serving
Portion "B'.
8. That all air-conditioning facilities shall be properly
shielded from view.
9. That Conditions Nos. 1, 2, 3, 4, 5; 6z 7 and 8, above

mentioned, shall be complied with prior to final building and zoning
inspections.
10. That the owner of subject property shall pay to the City
of Anaheim the appropriate in -lieu park and recreation fee, said
amount to be paid at the time the building permit is issued.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning flap as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning blap showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City; and thirty (30) days from and after its
final passage it shall take effect and be in full force.
