4499ORDINANCE N0. 4499 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING THE ZONING MAP REFERRED TO IN TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 67R-310 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That the Zoning Map referred to in Title 18 of the Anaheim Municipal Code be, and the same is hereby, amended by r,ezoning and reclassifying that certain property situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: All that certain land situated in the Rancho San Juan Cajon de Santa Ana, described as follows, to -wit: That portion of the Southwest quarter of the Northeast quarter of Section 22, Township Four South, Range 10 West, San Bernardino Baseline and Meridian, described as follows: Beginning at the Southwest corner of land described in Torrens Title Certificate No. 47, as filed in the Office of Registrar of Titles of Orange County, California, said point being on the North and South Quarter section line of said Section 22 and distant North 0° 16' 25" West 42.93 feet from the intersection of said line with the center line of Cerritos Avenue, as described in deed to the County of Orange, recorded July 15, 1926 in book 662, page 292 of Deeds; thence North 00 16' 25" West along said North and South Quarter Section line a distance of 410.73 feet; thence North 890 57' 00" East 660.00 feet to the East line of land described in said Torrens Title Certificate No. 47; thence South 00 16' 25" East 411.03 feet to the Southeast corner of land described in said Certificate No. 47; thence South 891 58' 35" West 660.00 feet to the Point of Beginning, -1- 66-67-61(104) into the "C-R" COMMERCIAL, RECREATION ZONE, subject to the following conditions: 1. That all engineering requirements of the City of Anaheim, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work, shall be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the Office of the City Engineer, at the time the property is developed. 2. That the owners of subject property shall pay to the City of Anaheim the appropriate fee for street lighting purposes in the amount as established by the City Council, said amount to be paid prior to issuance of building permits for development of the subject property. 3. That the owners of subject property shall pay to the City of Anaheim the appropriate fee for tree planting purposes in the amount as established by the City Council, said amount to be paid prior to issuance of building permits for development of the subject property. 4. That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Director of Public Works and Superintendent of Streets, prior to final building inspection. 5. That all air conditioning facilities shall be properly shielded from view and shall be in architectural conformance with the structure. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. CERTIFICATION The City Clerk shall certify to the passage ordinance and shall cause the same to be printed once (15) days after its adoption in the Anaheim Bulletin, general circulation, published and circulated in said thirty (30) days from and after its final passage, it effect and be in full force. -2- of this within fifteen a newspaper of City, and shall take THE FOREGOING ORDINANCE is approved and adopted by the City Council of the City of Anaheim this 15th day of May, 1984.
