4522ORDINANCE NO. 4522 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING THE ZONING MAP REFERRED TO IN TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the Planning Commission did adopt its Resolution No. PC77-173 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM r DOES ORDAIN AS FOLLOWS: SECTION 1. That the Zoning Map referred to in Title 18 of the Anaheim Municipal Code be, and the same is hereby, amended by rezoning and reclassifying that certain property situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Tract Map 9864 as shown in Book 513, page 16-21 of Miscellaneous Maps on file in the Office of the Recorder of Orange County, California, into the "RS-HS-10,000(SC)" RESIDENTIAL, SINGLE-FAMILY, HILLSIDE (SCENIC CORRIDOR OVERLAY) ZONE, subject to the following conditions: 1. That the owner(s) of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 2. That all lots within this tract shall be served by underground utilities. 3. That an ordinance rezoning the subject property shall in no event become effective except uponm or following the recordation of the final tract maps within the time specified in Government Code Section 66463.5 or such further time as the advisory agency or City Council may grant. 4. That Condition No. 2, above mentioned, shall be complied with prior to final building and zoning inspections. -1- 77-78-1 (1) SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the ._ zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. CERTIFICATION The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force. THE FOREGOING ORDINANCE is approved and adopted by the City Council of the City of Anaheim this 31st day of July, 1984.
