There are exceptional or extraordinary circum~
stances or conditions ,~pplicable to the property
involved or to the intended use of the property
that do not apply generally to the property or
class of use in the same vicinity and zone.

That such a variance is necessary for the
preservation and enjoyment of a substantial
property right possessed by other property in
the same vicinity and zone and denied to the
property in question.

That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
·
That the granting of such variance will not
adversely affect the comprehensive general zoning
plan.
NOW~ THEREFORE~ BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variance be, and the
sgme is hereby granted mermitting a waiver of the garage require-
ment for R-3 Zones to permit the construction of four garages
instead of five on the property hereinbefore described~
subject to the following conditions'

That tha owner of subject property, shall pay
to the City of Anaheim the sum of $25.00 per
dwelling units to be used for park and
recreation purposes: said amount to be
paid at the time the building permit is
issued.

That trash storage areas shall be provided
in accordance with approved plans on file
in the Office of the Director of Public
Works and Superinuendent of Streets, prior
to final ou~z zng inspection

That suDj,~¢t property shall be developed
substantially in accordance with plans
and specif~cations on file with the City
of Anaheim: marked ':Exhibits Nos.
2, 3~ and 4~"
That this variance is granted subject to the
completion of Reclassification Proceedings
No. 63-64-74 now pending.
The City Council hereby reserves the right to revoke
such variance permit for good cause or failure of said owner,
his heiz~s, successors or assigns, to comply with the Anaheim
~'Iunicipai Code and regulations an'~t the conditions herein.
