Box 840 Liberty Corner, New Jersey 07938 AGENT: The Stellar Group Bruce La Porte 7828 South Maple Avenue Fresno, Ca 93725 LOCATION: 1415 North Raymond Avenue: Property is 10 acres having a frontage of 14 feet on the west side of Raymond Avenue having a maximum depth of 1,244 feet, located 230 feet south of the centerline of Orangefair Lane. Waiver of minimum landscape setback adjacent to a freeway right-of-way {10 feet required; 0-10 feet proposed} to construct a 114,657 square foot industrial building adjacent to an existing 88,530 square foot industrial building in the ML (Limited Industrial) Zone. ZONING ADMINISTRATOR DECISION NO. 2000-17 No one was present in opposition to this project. Bruce La Porte with the Stellar Group, asked that after reading the report was it required to have a concrete tilt up building as opposed to metal insulated panels as suggested in No. 16 under Evaluations. Annika Santalahti asked why a metal building was being proposed. Mr. La Porte responded that the color is going to be the same as the existing building. The texture finish on the exterior is a stucco finish which is fairly standard in this area. The reason for the insulated panel is it provides a better vapor barrier and better insulation then you would get with a concrete tilt up building. Typically with concrete tilt up when it is used as a freezer, you would have to line the box and there would be mold and mildew forming around the base of it because the vapor barrier would not be complete. With this insulated metal panel the insulation is continuous. It is made out of galvanized metal along with a factory applied finish. It has a 20 year warranty for the paint. It seems to meet the current City policy standard. Should the panel get damaged, there are skins available for repair that match and are factory applied. Ms. Santalahti asked what the current approximate distance there is from the freeway and from Raymond to the existing building. Also what is this building going to be in comparison? Mr. La Porte answered that the distance with the existing building is 18 feet, with the new replacement building the distance will be 42 feet from the freeway. The distance is about 250 feet from Raymond. This new building is going to be about 226 feet. The Public Hearing was closed. 4/6/00 Page 3 • • Ms. Santalahti approved the project subject to the conditions in the staff report including an amendment to Condition No. 32 (that the exterior enhancements to the existing concrete tilt up building be completed prior to issuance of occupancy permits for the new building, and adding a new Condition No. 37 (that the new metal building be properly maintained). Ms. Santalahti approved Variance No. 4385 for a waiver to construct an 114,657 square foot industrial building adjacent to an existing 88,530 square foot industrial building. 5.
