Waiver of required parking lot landscaping (1 tree for every 10 spaces required; none provided in rear parking lot) and maximum floor area ratio (FAR) (0.50 permitted; 0.57 proposed) to construct a 300,000 square foot single-story warehouse distribution building and a 180,000 square foot three-story corporate office building PRESENT: Del DeRevere, Architect, 1601 Dove St., #190, Newport Beach, CA 92660, was present to answer any questions that may arise. Mark Hoffman, Owner, 5200 East La Palma Ave., Anaheim, CA 92807, was present to answer any questions that may arise. Melanie Adams, Associate Engineer, stated that the correct the wording on Condition No. 26 as it relates to the Certificate of Compliance is as follows: " 26. A Certificate of Compliance or Conditional Certificate of Compliance shall be 10/05/2000 Page 3 • approved by the City Engineer and recorded in the Office of the Orange County Recorder prior to issuance of a building permit." Bob Gorson, Community Development, stated that he is familiar with the site and stated that across the Street is Anaheim Lake and to the east are small industrial buildings along the street and to the south and west is the Boeing campus which is also part of the project. Ms. Santalahti, asked Mr. DeRevere to go over the landscaping proposal for the type of plants going in. Mr. DeRevere, replied that the area in question are landscaped along the edge (referring to the plan) which is the easterly edge and also against the building, with continual landscaping, ground cover and trees, and the rear of the property there is a five foot area that is all landscaped with trees. The west side of the property adjacent to the remaining portion of the Boeing property is the same with five to ten feet. From the street back where the City setback is, it is all landscaped with some berming and the parking lot is completely landscaped per the City landscape ordinance including around the building. The center portion of the "L" (referring to the landscape photo) is where the recreation will occur and one corner of that, is where air conditioning equipment will be placed and housed in asemi-sunken open wall area semi-sunken. The roof will only have vents and a few fans for restrooms. Ms. Santalahti, stated that Staff recommends approval of both of these waivers on the basis of the findings in the staff report. She concurred with staff on the negative declaration that was prepared for the proposal and approved Variance No. 4411 on the basis of the findings in the staff report with the approval being subject to the recommended conditions, including the modification that Ms. Adams of Public Works read into the record regarding "No. 26". Ms. Santalahti, Zoning Administrator, asked Mr. DeRevere, about how many employees are estimated to be at this location. Mr. DeRevere stated at opening it will be 250 to 275. 4.
