Property is located at the northeast corner of Bellevue Drive (800 Block west) and Bellevue Drive (800 Block south) described as 833 West Bellevue Drive. Waiver of front yard setback to construct a living room and kitchen extension, new bathroom, and bedroom extension within the required front yard of a single family residence on a corner lot with a reversed building frontage in the RS-7200 (Residential, Single-Family Residential) Zone. The petitioner Nam Van Vo was present in the event that there were any questions. No inquiries were made in opposition of the proposal. Annika Santalahti, Zoning Administrator opened the public hearing and further confirmed with David See, Senior Planner, whether there had been any inquiries by residents at the public counter. Mr. See stated that there were not any inquiries other than the letter. Sandra Neil, neighbor at 859 Bellevue Drive was there in support of the proposal ncZACSZ~o2.ooc Page -1- 6/27/02 The Zoning Administrator hereby finds the following: 1. That there are special circumstances applicable to the property such as size, shape, topography, location or surroundings, which do not apply to other identically zoned properties in the vicinity; and 2. That strict application of the Zoning Code deprives the property of privileges enjoyed by other properties under identical zoning classification in the vicinity. 3. That the subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit No. 1, and as conditioned herein. 4. That prior to issuance of a building permit, or within a period of one (1) year from the date of this decision, whichever occurs first, Condition No. 1,above-mentioned, shall be complied with. Extensions for further time to complete said conditions may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 5. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable Ciry, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement. 6. That the proposal is compatible with the property adjacent on the east which is located in the same zone and has a similar front yard setback. No properties are affected to the west due to the existing I-5 Freeway and a high Caltrans block wall. 7. That Bellevue Drive has a knuckle intersection, which and it is not a standard intersection thereby not adversely affecting the surrounding area. 8. That with the reversed corner lot front yard setback, it is not necessary to :maintain a large front yard land area along the south and west sides adjacent to the knuckle intersection 2.
