ZA2003-04 Continued from the meeting of December 12, 2002 Annika noted that the reason this item was continued from the meeting of December 12, 2002 was due to Opposition. David Block, 1200 Pointe Premier, Anaheim, CA 92807, he was opposed to the 35-ft. height waiver. He owned a lot near the project. Mr. Block was not present at the Feb. 6, 2003 meeting. John Snell, represents applicant, 1131 W. 6~h Street, Ste. 110, Ontario, CA 91762. No one expressed concerns or opposition to the project at today's meeting. David See, stated that the applicant designed the home to minimize the impact on neighbors and preserve views, and the code does determine height by a plumb line from the highest ridge straight down to the floor and since this is 3-story, there are portions above the permitted 35-ft. height limit. Ms. Santalahti asked if there were any angles that one would look at the property from an adjacent parcel and see more than the grade you can see plus 35-feet. Stated that he and his client have reviewed the conditions of approval and find no problems and can comply with them and is also working with the HOA. David See, stated that a letter from the Anaheim Hills Coalition was received and it raises some concerns about subdivision in the hills in general, however, it does not take a position on this project. Concerns or Opposition: Tracy Steel, 6572 E. Via Arboles, Anaheim. Will there be an impact to the hill as far as shoring the hill side or will the hi11 be changed, and as a homeowner in that subdivision we pay dues to have that hill maintained and would like to know the impact? Melanie Adams stated that there is a 30 ft. wide easement on the rear of the property and that belongs to the 4-corner pipeline known as the ARCO pipeline, and cannot build on that easement. Irene Craig, 6419 E. Via Arboles, owner, stated that there is a maintenance agreement on the rear of this particular parcel the lot has about a 15 ft. slope in the rear and in the maintenance agreement the owner who lives below the property has responsibility of that slope. No one else indicating there presence in opposition or with concerns. C 4.
