DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and having been duly noticed and no written objections. having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the request is minimal, consisting of less than a 10~ deviance from .the required number of parking spaces for the proposal, with the requirement being 173 spaces. total based. on 162 spaces for 202 motel .units (@ 0.8 space per unit), 7 spaces for 2 manager's units (at 3.5 spaces for units having floor areas of 2,221 and 3,997 sq.ft.) and 4 .spaces for 16 employees (@ 0.25 spaces per employee). 2. No written opposition was received during the required notification period. 3. That there are special circumstances applicable to the property. such as size, shape, topography,. location or .surroundings, which do not apply to other identically zoned properties in the vicinity. 4. ..That strict application of the Zoning Code deprives the property of privileges .enjoyed by other properties in identical.: zoning classification in the vicinity. CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator has reviewed the proposal for waiver. of minimum number of parking spaces to expand an existing hotel; and that the Planning Director or his authorized representative has determined that the proposed project falls within the. .definition of Categorical Exemptions, Class 5, as defined in the State EIR Guidelines and is, therefore, categorically exempt from the requirement to prepare an EIR. Based on the .evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 88-0014, subject to the following condition: 1. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of ,Anaheim labeled Exhibit Nos. 1 through 4; provided,_however, that all-small car space widths shall not be narrower than eight (8) feet; and that at least 156 parking spaces shall be provided. .~ .~ • • Administrative Adjustment No. 88-0014 Page 2 This decision is made, signed, and entered into the file this fourteenth day of October, 1988.
