ZA 91-34 ADMINISTRATIVE ADJUSTMENT NO. 61 CEQA STATUSs Categorical Exemption, Class 5 DATE NOTICES MAILED: July 26, 1991 REQUESTED BY: Yakub A. Vali Riverbend Industrial Park 1210 North Jefferson Suite D, Anaheim CA 92807 REQUEST: Waiver of the following under authority of Code Section 18.12.080.020 to construct a 1,312 sq.ft. addition to an existing industrial unit: Sections 18.06.020.0212 18.06.030.031 18.06.080 and 18.61.066.050 - Minimum number of narking spaces. (330 required; 305 proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the proposed 7.5~ deviation from the Code-required parking is less than the maximum 10~ deviation permitted for administrative adjustments; 2. That`the City Traffic Engineering Division approved the parking analysis submitted by the petitioner and prepared by TSE Traffic Safety Engineers (dated July 10, 1991); and 3. That no written opposition was received during the required 10-day public notification period. CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator has reviewed the proposal for waiver of minimum number of parking spaces to construct a 1,312 sq.ft. addition to an existing industrial unit. located at 1210 North Jefferson Street, Suite D; and that the Planning Director or his authorized representative has determined that the proposed project falls within the definition of Categorical Exemptions, Class 5, as defined in the State of California Environmental Impact Report Guidelines and is, therefore, categorically exempt from the requirement to prepare an EIR. Based on the evidence presented to me, I do hereby determine to GRANT Administrative Adjustment No. 61, subject to the following conditions: AADJ-61 ZA 91-34 • ~ Administrative Adjustment No. 61 Page 2 1. That. subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. 2. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement. This decision is made, signed, and entered into the file this fifteenth day of August, 1991. Annika M.
