Hilton and Helen Christine Hilton 608 Andover Drive Anaheim, CA 92807 LOCATION: 608 Andover Drive CEQA STATUS: Categorically Exempt, Class 5 DATE NOTICES MAILED: June 10, 1994 REQUEST: Waiver of the following to construct a 46 sq.ft. dining room addition town existing single-family residence: Sections 18.12.080.0103 - Required side yard. and 18.24.063.020 (Minimum 6 fleet required; 5 feet proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That.. the request, a 16.7°~6 deviation from the minimum side yard setback required by Code, is hereby granted in accordance. with Section 18.12.080.0103 of the Anaheim Municipal Code which permits a maximum 20°k deviation in connection with an administrative adjustment; 2. That the request is minimal because the addition impacts only 14 feet (less than 6%) of the 239 foot long side property line (100%); and 3. That no written opposition was received during the required 10-day notification period which ended June 20, .1994; CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Planning Director or his authorized representative has determined that the proposed project is Categorically Exempt, Class 5, as defined in the State of California Environmental Quality Act Guidelines and is, therefore, .categorically exempt. from the requirement to prepare an Environmental Impact Report. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 89, subject to the following condition(s): 1. That within a period of one (1) year from the date' of this decision, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans,are on file with the Planning Department marked Exhibit Nos. 1, 2, 3 and 4. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations.
