Box 3564 Covina, CA 91722 LOCATION: 810 and 814 North Lemon Street CEQA STATUS: Categorically Exemption, Section 15061(b)(3) DATE NOTICES MAILED: April 7, 2000 REQUEST: Waiver of the following to construct two single-family detached residences on two contiguous lots in the RM-2400 (Residential, Multiple Family) Zone: Sections 18.12.080.020 - Maximum lot coverage. 18.27.062.031 (35°k permitted for 4-bedroom single-family and 18.32.020.010 dwellings on minimum 5,850 sq.ft. lots; 37% proposed on 6,156 sq.ft. lots) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the request is hereby granted in accordance with Subsection 18.12.080.020 of the Anaheim Municipal Code which permits waiver of maximum lot coverage in connection with administrative adjustments if the deviation does not exceed 10°~ of the Zoning Code requirement . 2. That no written opposition regarding the proposed waiver of maximum lot coverage for two proposed single-family dwellings was received during the required 10-day notification period which ended on April 17, 2000; however, two letters were received with objections to development of a 4-unit apartment complex or a 2-story building but neither applied to this application which is pertains to two 1-story single-family dwellings on separate lots. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2000-00190, subject to the following condition(s): 1. That within a period of one (1) year from the date of this decision or prior to issuance of a building permit, whichever occurs first, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2 and 3. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 2. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
