Crook 1203 North Maplewood Street Anaheim, CA 92805 LOCATION: 1203 North Maplewood Street CEQA STATUS: Categorically Exempt, Section 15061(b)(3) REQUEST: Waiver of the following to construct a 5.5 foot high block wall and wrought iron fence in the required front yard setback of a single family residence in the RS-7200 (Residential, Single Family) Zone: Sections 18.04.043.100.101(a) - Maximum fence height. 18.12.080.015 (3 feet permitted in the 25-foot front setback 18.26.063.010 along Maywood Street; 5.5 feet proposed) and 18.26.064.110 DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed, I do hereby find: That written opposition to this proposal was originally received during the 10-day public notification period when this administrative adjustment was first advertised; and that this petition was, therefore, advertised for a public hearing as requested by the petitioner. 2. That a public hearing was duly noticed and held on August 24, 2000. 3. That the three previous correspondents withdrew their opposition; and that no one appeared at the public hearing in opposition to the proposal or with concerns. 4. That the proposal consists of concrete blocks (bottom 13 inches) with decorative wrought iron (top 4- feet, 2-inches), and will be located at the northwest corner of Maplewood Street and Romneya Drive (designated a "commuter" arterial highway by the Circulation Element of the General Plan). Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2000-00188, subject to the following conditions: That within a period of one (1) year from the date of this decision, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 2. That the appropriate permits shall be obtained from the Building Division. 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations.
