Sections 18.04.043.100.101(a) - Maximum fence heioht.
18.12.080.015 3 feet permitted in front 15-foot setback
18.22.063.010 along Peralta Hills Drive;
and 18.22.064.070 5'/: feet proposed at the front property line)
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced
Administrative Adjustment, and subject petition having been duly noticed and no written objections having
been received, I do hereby find, pursuant to Section 18.12.080 of the Anaheim Municipal Code:
That no written opposition was received during the 10-day public notification period.
2. That the request is hereby granted in accordance with Subsection 18.12.080.015 which
permits waiver of maximum fence heights in connection with administrative adjustments.
3. That the proposal consists of a combination of 1'/: foot high stuccoed blocks topped with 3'/:
foot high wrought iron grid work panels, and 5'/z foot high, 2-foot wide stuccoed pilasters, with wrought
iron gates across two driveways; and that the driveway gates will be set back at least 5 feet from Peralta
Hills Drive.
Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No.
2000-00202, subject to the following conditions:
That within a period of one (1) year from the date of this decision, subject property shall be
developed substantially in accordance with plans and specifications submitted to the City of
Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit
Nos. 1 and 2, and as additionally required by Condition No. 2, herein. Extensions for further time to
complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim
Municipal Code.

2. That the proposal shall comply with the following requirements:
(a) That the plans submitted to the Building Division for permits shall dearly show the exact
location of the proposed fence and two (2) driveway gates in relation to the front property line
along Peralta Hills Drive and to the actual pavement in that public right-of--way. This
information is required because the Peralta Hills Drive public right-of--way does not indude
curbs, gutters and/or sidewalks (which is typical for most other public streets in Anaheim).
(b) That the color of the stuccoed portions of the fence shall be the same as, or compatible with,
the color of the house located on this property; and that the applicant shall provide color
samples or other satisfactory evidence to Zoning Division staff so-showing in connection with
the plans submitted for building permits.
(c) That the gates across the two (2) driveways shall be located a minimum of five (5) feet from
the front property line along Peralta Hills Drive; and that adequate lines-of-sight shall be
maintained between the driveways and Peralta Hills Drive; provided, however, if required by
the City Traffic and Transportation Manager, the gates and/or fence shall be set back further
from the public street to maintain adequate lines-of-sight.
(d) That the proposed fence shall not encroach into the public right-of-way along Peralta Hills
Drive.
3. That the appropriate permits shall be obtained from the Building Division.
4. That approval of this application constitutes approval of the proposed request only to the extent that
it complies with the Anaheim Muniripal Zoning Code and any other applicable City, State and
Federal regulations. Approval does not indude any action or findings as to compliance or approval
of the request regarding any other applicable ordinance, regulation or requirement.

NOTICE: This derision shall become final unless an appeal to the City Councl, in writing, accompanied
by an appeal fee, is filed with the City Clerk within 15 days of the date of the signing of this decision or
unless members of the City Council shall request to review this decision within said 15 days.
